How does asking rent differ from the CPI rent index?
Asking rent is the price on units newly listed, so it turns first. CPI rent of shelter covers all tenancies including existing leases, which makes it lag asking rent by roughly a year.
What does time on market indicate?
It measures how long a listed unit stays vacant before it is leased. Rising days on market signals softening demand before asking rents themselves fall.
